The Council for Estate Agencies (CEA) updated its public register to allow consumers to view all enforcement actions taken against property agents and agencies in Singapore over the past three years, from 2023 through 2025 [1, 2, 3]. The expanded register now includes detailed information for the first time on both agents and agencies, showing the number and types of enforcement actions such as letters of censure, disciplinary committee rulings, and court prosecutions [1, 2, 3].

Previously, consumers could only search enforcement records by individual agent name or registration number [1, 2, 3]. The revision improves transparency by enabling users to see enforcement actions at the agency level, along with the total number of registered agents for each agency over the three-year period [1, 2, 3].

CEA executive director Chan Khar Liang wrote in an article published on June 10, 2023, that "the move reflects an effort to raise the professionalism of the real estate agency industry and empower consumers" [1, 2, 3]. He urged consumers to "check an agent’s record before engaging their services, and agencies should continue strengthening supervision of their agents" [1].

Enforcement actions against property agents have risen sharply in recent years. CEA sources report a rise from 10 actions in 2023 to 61 in 2024 and 82 in 2025 [1, 2]. However, another source stated 58 enforcement actions for 2023, reflecting a discrepancy in the data [3]. Regardless, the trend shows increased regulatory activity.

Among agencies, ERA Realty Network had the highest number of enforcement actions in 2025 with 31 cases, followed by PropNex Realty with 28. Huttons Asia reported 9 cases, OrangeTee & Tie had 5, and Singapore Realtors Inc (SRI) had 4 enforcement cases in 2025 [1, 2, 3].

In total, CEA reported 82 enforcement actions against agents from nine agencies in 2025, and 61 actions in 2024 from 10 agencies [1, 2, 3].

The updated public register is live, providing consumers access to comprehensive enforcement records from the past three years. This enables better-informed decisions when selecting property agents or agencies.
