The Housing Board (HDB) plans to launch 7,970 Build-To-Order (BTO) flats in seven projects this October 2026, located in Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun [1, 2, 3, 4, 5, 6].
Two BTO projects in the new Bayshore housing estate near East Coast Park will offer a combined total of 2,500 flats. Nearly half of these flats, 1,240 units, will be two-room flexi flats designed for seniors and singles. The remainder includes about 1,170 four-room units and 90 three-room units [1, 2, 3, 4, 5, 6].
The larger Bayshore project will provide 1,640 units spanning two-room flexi, three-room and four-room flats. It will be equipped with an eating house, shops, pre-schools, an active ageing centre, and a kidney dialysis centre. The smaller project will have 860 flats consisting of two-room flexi and four-room units, plus a minimart, shops and a pre-school [1, 2, 3, 4, 5, 6].
Both Bayshore projects are located close to the Bayshore MRT station and are likely to be classified as Plus flats. These flats come with stricter resale conditions such as a minimum occupation period of 10 years and subsidy clawbacks [1, 2, 3, 4, 5, 6].
Alongside Bayshore, BTO projects in Tengah, Chencharu and Sembawang North in Yishun, as well as Geylang, will be launched. Toa Payoh will have 1,430 flats available, including assisted living units [1, 2, 3, 4, 5, 6].
Property analyst Christine Sun of Realion (OrangeTee & ETC) Group predicted strong demand for Bayshore flats, particularly among singles. She said: "Many singles will like to live here, due to the convenience of living beside an MRT station that will allow residents to reach the Central Business District and Orchard Road area within a short time" [3].
Earlier this year, on June 17, HDB launched 6,952 flats across seven BTO projects in Ang Mo Kio, Bishan, Bukit Merah, Woodlands and Sembawang. This earlier sale included prime projects Berlayar Rise in Bukit Merah with 1,976 flats and Lakeview Cascadia in Bishan with 1,221 flats, both featuring subsidy clawbacks between 10 and 14% [7].
The October 2026 launch of nearly 8,000 flats marks the next major offering to home seekers, with applications expected to open closer to the launch date.
