Singapore’s Ministry of National Development (MND) will release land for approximately 4,745 private residential units in the second half of 2026, including 735 executive condominium (EC) units, the ministry announced today [1, 2, 3, 4, 5].
The total confirmed list supply for 2026 is 9,320 units, which is 50% above the average annual supply of 6,100 units over the past decade [1, 2, 3, 4, 5]. The overall pipeline of private housing units is set to increase from 57,000 to around 61,000, with about 32,000 units expected to be available for sale over the next two years [1, 2, 3].
The 2H 2026 Government Land Sales (GLS) programme includes nine confirmed sites and 13 reserve sites. These sites could yield about 9,200 private homes, 188,100 square meters of commercial gross floor area, and 970 hotel rooms [1, 2, 3]. Of the confirmed list sites, the 4,745 private homes include 735 EC units, up from 635 units in 1H 2026 [1, 2, 3, 4, 5].
The reserve list contains eight private residential sites, one commercial site, two white sites, and two hotel sites carried over from the 1H 2026 reserve list, potentially yielding about 4,455 private homes excluding EC units [1, 2, 3, 4, 5].
Ten new residential sites will be offered in 2H 2026, including in Orchard Boulevard, Holland Plain, Jurong East, Tanjong Rhu, and one site moving from the reserve list at Marina Gardens Lane [6, 7]. The Orchard Boulevard site spans about 0.34 hectare with a gross plot ratio of 2.8, estimated to yield 110 private homes, with tender expected in August or September [6, 7]. Lee Sze Teck, senior director at Huttons Asia, called Orchard Boulevard "likely among the last few available along Orchard Boulevard," adding it "offers developers an opportunity to combine accessibility with privacy" [6].
The Jurong East EC site, about 1.49 hectares with a gross plot ratio of 5, is estimated to yield around 735 units with childcare space, with tender expected in December [6, 7]. Mohan Sandrasegeran, head of research at SRI, said the site "is expected to attract positive interest" due to Jurong East’s transformation into a major commercial and transport hub [7].
The government will launch the first of three white site parcels in the Jurong Lake District (JLD) for tender in July. This site, previously on the reserve list, can yield about 186,000 square meters of gross floor area, including at least 40,000 sqm of office space, up to 1,200 private homes, and 44,000 sqm of complementary uses like retail and hotels [1, 2, 3, 4, 5].
Minister for National Development Chee Hong Tat said, "We are also pressing ahead with plans to develop the Jurong Lake District into Singapore’s largest mixed-use business district outside the city centre, as part of our decentralisation efforts" [1, 4].
The tender for the Jurong Lake District Town Hall Link white site is scheduled to launch in July. The Orchard Boulevard residential plot tender is expected in August or September, followed by the Jurong East EC tender in December [1, 6, 4, 5, 7].
